How We Work

Most decisions about building amenities are made based on what administrators or a few vocal residents think others want. This often leads to renovations that still don't get used — and expenses that remain just as high.

Our approach inverts this. We begin by understanding actual usage patterns through data collection and structured resident input. Only then do we develop proposals — and every proposal comes with a detailed budget and a simulation of its projected impact on monthly expenses.

We work with consortiums of all sizes. Whether your building has 12 units or 200, the methodology adapts to the scale and complexity of the space and the community.

Four phases, one clear outcome

Initial Assessment & Data Collection

We begin with a thorough review of existing information: reservation logs, maintenance records, expense breakdowns related to each amenity space. This gives us an objective baseline before we speak to a single resident.

We also conduct a physical walkthrough of each space, documenting its current condition, equipment status, and any ongoing maintenance commitments.

Resident Survey & Interviews

We design and administer a structured survey to all co-owners, covering current usage habits, unmet needs, and openness to different reconversion alternatives. Survey design is tailored to the specific building profile.

For buildings where appropriate, we supplement the survey with short individual or group interviews to capture nuance that structured questions can't always surface.

Reconversion Proposal Development

With diagnosis data in hand, we develop between two and four reconversion alternatives for each underused space. Each alternative includes: a description of the proposed use, a detailed implementation budget, projected ongoing maintenance costs, and a simulation of the impact on monthly expenses.

Proposals are presented in a format designed for consortium meetings — clear, visual, and structured to support informed collective decision-making.

Implementation Support & Monitoring

Once the consortium selects a direction, we support the implementation process: coordinating with contractors, reviewing quotes, and ensuring the work aligns with the approved proposal and budget.

After completion, we conduct a follow-up evaluation to assess whether the reconverted space is meeting usage expectations and whether any adjustments are warranted.
